Sterling Ranch – Colorado’s Smart Community

We here at the Colorado Dream House Team always want to keep you updated about upcoming neighborhoods. There isn’t a neighborhood that we’re more excited to tell you about than the new Sterling Ranch.

Location

Sterling Ranch is approximately one mile west of Santa Fe Blvd and Titan Rd in Littleton, CO. Once ranchland for grazing cattle, the 3400 acres will now be home to 12,000 homes. The new development is like a mini Highlands Ranch (Highlands Ranch was 25,000 acres) and will take 20 plus years to complete.

The Villages

They are building Sterling Ranch in nine phases or as they say nine villages. The first phase or Village is called Providence Village. The eight other villages will be called: Heirloom, Heritage, Paramount, Legends, Prospect, Promontory, Pinnacle and Ascent. There are 800 homes in this first phase of Providence Village and they are well underway with over 100 homes sold or under contract. As of the date of this blog there are eight home builders offering 18 different models to choose from. Better yet you don’t have to drive all over the community to see all 18 models instead the developer had the models built all in one square block. It’s super easy to walk around one square block and see all 18 models at once and never have to get in and out of your car 18 times.

The Builders

For phase one, the builders are Cal Atlantic Homes, Lennar, Brookfield, Richmond, Meritage, Wonderland, Parkwood, and Taylor Morrison. All of their models are now open with the exception of Taylor Morrison and their model should be ready in 60 days. Each Builder has one to four models available for you to walk through.

The starting prices for the dwellings are in line with Denver’s market averages. According to the data gathered by the Denver Metro Association of Realtors, the median price for a detached single-family house in metro Denver is around $435,000.

There will be six home builders that will offer properties with pricing as follows:

  • CalAtlantic Homes, from the mid $500,000’s
  • Lennar, starting in the high $300,000’s
  • Meritage Homes, starting from $400,000’s
  • Parkwood Homes starting in the $600,000’s
  • Richmond American Homes, from the mid $400,000’s
  • Wonderland Homes, starting in the upper $400,000’s

Providence Village will include about 800 homes and will provide houses in eight floor plans, ranging in price from around $565,000 to $670,900.

Pricing

The pricing starts in the $400,000’s and goes over a million with the home sizes starting from 1700 sq.ft. all the way up to 4500 sq.ft (these could be bigger with finished basements). Most of what you will find will be base prices in the $500,000’s, $600,000’s and $700,000’s. Remember when you are walking through the models that the builders have loaded them with upgrades and those finishes are NOT included in the base price. So even though the base price may be $499K it could easily be $599K once you add in all your upgrades. The one exception to this would be Lennar. They are offering eight models that are already loaded with options. Their business model is to offer only five upgrades to the consumers. Everything else is already included in the base price. This is a really nice option if you don’t like the game of asking the salesperson every five minutes “is this included?”

Lot Size

The lot sizes range from 5000 sq.ft to 15,000 sq. ft. Remember you may have to wait to get the lot you want. The builders release the lots in phases so that may mean you are on a waiting list with other people hoping to get that perfect lot. The best lots will have a lot premium and cost you more. I will tell you there are not a lot of parcels that back to open spaces so it will be hard to land one of those pieces of dirt. The views of the front range are spectacular at Sterling Ranch, but again I think these are going to be hard to come by based on the rolling hills and how densely packed the homes will be.

Schools

Sterling Ranch will offer a variety of choices in public, private and charter education. Sterling Ranch is located in the Douglas County School District which is a leader in education across Colorado.

There are numerous schools in the nearby neighborhoods such as:

  • Roxborough Primary (grades K-2)
  • Roxborough Intermediate (grades 3-6)
  • Ranch View Middle School (grades 7-8)
  • Thunder Ridge High School (grades 9-12)
  • Coyote Creek Elementary (K-6)
  • Trailblazer Elementary (K-6)
  • Eldorado Elementary (K-6)
  • Stone Mountain Elementary (K-6)
  • Saddle Ranch Elementary (K-6)
  • Ben Franklin Academy Charter School (P-7)
  • STEM School and Academy (6-12)

Commute

The community is sheltered by the Front Range just south of Chatfield State Park, East of Roxborough Village and West of Highlands Ranch. This innovative community can be easily reached from South Santa Fe Drive, exiting onto Titan Road at just 1.5 miles from Santa Fe.

Sterling Ranch is situated at 35-45 minutes from downtown Denver and just 20-30 minutes to I-70 West.

Water

This has been a big discussion and one of the reasons it took so long to develop Sterling Ranch…how do you get water to this ranch land. After many years of work and negotiating with the nearby communities Sterling Ranch got water from Denver, from Aurora and from Castle Rock. They developed a new water authority along with the infrastructure to deliver water and sewage services. The new water district is called Dominion and while they have plenty of water it will be not cheap. Just to start basic water service to each home should cost around $100 a month and then go up from there based on your usage. So it’s realistic to think that your water bill will be around $200 a month in the summer. The good news is, this cost will be somewhat offset by the fact that there is no HOA and therefore no HOA dues. How awesome is that! Some places like Back Country in Highlands Ranch pay $300-$400 a month in HOA dues. Sterling Ranch has also embarked on a program for renewable water where they will be catching their rain water, conserving it and re-using it.

Amenities

There are 30 miles of walking and hiking trails planned for Sterling Ranch. There is a huge park that runs right through the entire development and each village has access to the park. The park leads you to the town center which is called Paramount Center. This town center will include retail, commercial and office space, restaurants, health and wellness centers, Recreation centers with community pools, club house and fitness facility, churches, public, private and charter schools, amphitheaters, athletic fields, tennis courts, pocket parks, play grounds and so much more. Every residence will receive an annual Colorado State Parks pass to trek freely between Chatfield, Roxborough and all Colorado State Parks. UC Health has already started construction on a Civic Center that is open to the residents of Sterling Ranch. This Civic Center building will be a community gathering place that will offer events, office space, coffee shops, exhibit space, conference hubs and act eventually as a transportation hub (can you say next light rail station?). UC Health and Centura health are also starting construction on urgent care facilities.

Shopping and Entertainment

Sterling Ranch is just five to 15 minutes away from numerous shopping centers such as:

  • Highlands Ranch Shopping Center
  • Aspen Grove
  • King Soopers
  • Safeway

Sterling Ranch features thousands of acres of preserved natural environment! Its residents can enjoy more than 30 miles of trails in all shapes and sizes, wide-open space, access to Chatfield Park. In addition the Roxborough State Park is right next door and connects to the Sharptail Ridge trail system and Pike National Forest. Furthermore this beautiful neighborhood also features numerous ways to get outdoors such as trails for hiking and biking.

Medical Facilities

Sterling Ranch will feature a dedicated wellness facility that will include a health center and other care-related resources. In addition the residents can easily reach other medical facilities such as:

Concentra Urgent Care

Sky Ridge Medical Center

Smart Community

Each home in Sterling Ranch will come equipped with one full gigabyte of fiber optic cable provided by Century link. Each home owner will be required to use Century Link as their internet and cable provider as part of an exclusive relationship with Sterling Ranch and Century Link. Homeowners will pay a monthly fee of $89 dollars a month to have this service and cannot use other service providers. In addition, all homes are equipped to be smart homes using the Steward home automation platform. Z Wave technology will allow each home owner to control their thermostat, security system, lighting, metering devices and sprinkler control system all from their smart phones or from an 11-inch screen tablet mounted in the home. This is a standard feature in all Sterling Ranch homes, regardless of the builder and it’s part of a cooperative agreement with Siemens Technology.

Will They Go Fast?

When speaking with sales associates at the model homes, all report a tremendous amount of traffic particularly on weekends – you might want to think about going on off hours like I did (10am on a Tuesday). They also said a lot of people just drive by looking through their car windows intimidated by the whole development. I can understand that because there is so much to see and know. Some people will feel overwhelmed and just drive on. However, once you understand how the development is laid out, the system and the models, it really is quite easy to navigate.

With that said, we definitely recommend you bring a Realtor. There are a lot of decisions to be made, not only in regards to which builder to use, but which lot. It’s also important to consider availability and the process for winning that lot. Also decide which layout, finishes, elevation, orientation, and upgrades you want. I did not even mention the understanding of eight different builder contracts and the nuisances of each. Then there are incentive packages and lending packages. I could go on and on and on. Listen, it costs you nothing to use a Realtor to help you buy a home in Sterling Ranch. In fact, the builders have already built in a commission for each Realtor on each and every sale. If you choose not to use a Realtor and just go through the salesperson, then the builder keeps the commission money and makes even more on the sale of the house. If you think you can get a little money off the price of the house by not using a Realtor, you are dead wrong. The builders are not discounting these homes for anyone.
