River North (RiNo)
The River North Art District “where art is made” better known as “RiNo” district is the area located north of Downtown Denver Area and Coors Field more exactly this district is situated east of I-25, south of I-70, northeast of Park Avenue, and northwest of Arapahoe Street.
This area, adjacent with Denver downtown used to be an industrial neighborhood, home to foundries, pattern shops and not only. At the end of the 20th century, as industry was moving out the city limits, empty warehouses and the poor infrastructure were the common landscape for this district.
It was a difficult period for the area but in the same time the dawn of a new and thriving period for the affordable prices of the area proved to be a magnet to arts and artists. Now this Denver’s SoHo, called RiNo, is a booming and blooming area from all points of view.
The district is now a picturesque mix of unique industrial revival and charming residencies. Former warehouses and factories were transformed into hip art galleries, jazz bars, restaurants, breweries, pubs, and working studios. Art is bursting out of this buildings into the street where you can see colorful art murals everywhere.
RiNo Real Estate
You can find in River North Art District the perfect house for every taste: new homes, condos and townhouses or old and charming houses just renovated or waiting for you to give them a new life. Prices are lower in comparison with “prime” downtown Denver real estate but increasing fast, so now is the time to buy if you bet on home equity growth. You can pay in the area an average price between $300,000 to $800,000 depending on type of real estate and of course, condition. There are still empty slots in the neighborhood developers are fighting for but the strong demand makes prices similar with more established areas like Baker, Lo-Hi and Curtis Park.

Infrastructure and Commute from and to RiNo
There are major infrastructure investments in the area:
- A pedestrian bridge was built to connect Blake Street and Wazee Street between 35th and 36th Streets over the railroad. This bridge offers improved access to RTD’s East Rail Line station at 38th and Blake.
- Conjugated forces are working to redevelop Brighton Boulevard and the stretch between I-70 and 29th. The new boulevard will have bike lanes, continuous sidewalks, new stoplights, and will be beautifully landscaped.
- Improved connectivity between Franklin and Steele streets that includes a biking/walking trail
The district is easily accessible by car, by bike or on foot:
- By car RiNo is accessible via I-70 or I-25 off of exits for Brighton Blvd. or Washington Street. Add here the easy to use Car2Go sharing service and life becomes easier when you realize you don’t need a second car for your household.
- Pedestrians and bikers can use the exits on 31st Street and 38th Avenue to get into the heart of the art district.
Medical and Health Care
There are many hospitals and other medical facilities providing health care for RiNo residents We can mention here: HealthONE on Wazee Street, the Presbyterian/St Luke’s Medical Center on East 19th Avenue, Denver Health Medical Center near 8th Avenue & Delaware Street, Saint Joseph Hospital on Franklin Street, and the University of Colorado Hospital on West 13th Avenue.
Shopping and Entertainment
Boutiques are a new addition to RiNo. Don’t miss Shea, Kit and Ace, Meraki Moon, Topo Designs, River North Workshop Co., Re For Your Home and Studio2b‘s showrooms and other gems like this that are flourishing in RiNo district. You can find in places like this anything from excellent clothing to amazing scented candles.
Don’t forget to visit the art galleries like RULE Gallery, Blue Silo Studios, Pattern Shop Studio, and others located in former factories and warehouses and displaying vibrant art and artists.
Restaurants, bar and breweries offer you a bounty of flavors and tastes in your preferred environment, classy or homey. RiNo is the home of unique bars and microbreweries offering the visitors exciting and unique hand-make bears and liquors. You will have for sure a great time in town either on a shopping expedition or relaxing in a bar or restaurant.
River North Art District, RiNo is the place to invest if you want a house in Denver. Developers, restauranteurs, artists, start-ups, investors, realized the potential of the area and are capitalizing on it. You should do the same, while housing is still affordable.
