Hilltop is one of Denver’s wealthiest neighborhoods. Hilltop gets its name for being higher in elevation than the surrounding neighborhoods. Hilltop lies between Cherry Creek and Lowry Field, with boundaries of Colorado Boulevard on the west, 8th Avenue to the north, Holly Street to the east and Alameda Avenue to the south. It’s within minutes of the Cherry Creek neighborhood and short drive to Downtown Denver for easy access to shopping and dining.
Retail establishments are centered in two locations: 3rd and Holly and 7th and Colorado Boulevard. At 3rd and Holly, attractions include spas, boutiques, and restaurants. 7th and Colorado Boulevard’s tenants include a gym, a bank and eateries.
Developed in the 1940’s and 1950’s, the original houses are being replaced by larger custom homes in this neighborhood. With a higher percentage of owner-occupied housing than the city, higher median ages than the city, a higher percentage of family households, and a higher percentage of married couples with children, Hilltop is a family-centric neighborhood with over 50% of residents having attained at minimum a Bachelor’s degree. The centerpiece of the neighborhood is Cranmer Park and its view of the Rocky Mountains. The abundance of trees and Cranmer Park make Hilltop a great place to explore and enjoy the outdoors.
