I’ve been working with quite a few buyers that want to live in an up and coming neighborhood. After selling homes from Broomfield to Castle Rock and everywhere in between I can tell you that the only up and coming neighborhoods that offer character, tradition, a sense of the past, and promise of a future lies within Denver. I wanted to share with you the hottest Denver neighborhoods of 2013 and what Denver neighborhoods will be popular in 2014.

The most notable neighborhood is the Highlands. I’ve been told the Highlands has been up and coming since I lived there. Truth is I wish I still lived there! While there are multiple neighborhoods within it I thought I should just group this one altogether. Some of the most amazing restaurants, bars, solons, parks, coffee shops, and even ice cream come from the Highlands. Not to mention it’s full of families and children. If you’re looking for affordability check out the Berkeley area. If price isn’t an object the sky’s the limit.

The next most popular neighborhood is Washington Park aka Wash Park. The homes here are pretty fantastic and the appeal of being so close to the park is great. We’re seeing more and more remodels springing up and lots of pop-top bungalows. Wash Park is super close to spear giving you accessibility to Cherry Creek and Downtown and with Downing running alongside the park you have easy access to the highway. For affordability look just west of Wash Park itself. East of the Park and closer to the park will produce a higher price home with higher quality finishes.

Park Hill has got to be one of the hottest places to move. Park Hill spans into three areas with North Park Hill, South Park Hill, and East Park Hill. All give you great access to the Denver Zoo, City Park and Park Hill Golf Course, Shopping along Quebec and Lowry, easy access to I-70 or Colorado Boulevard to I-25. The reason people love Park Hill is the traditional homes made of brick. Most were built in the early 1950’s and the majority of exclusively ranches. There’s been a massive amount of remodels done to this area as more and more first time home buyers are looking to live in Denver but in a more suburb type area. For affordability take a look at North Park Hill or East Park Hill. Anywhere else between Colfax and Montview is the heart of Park Hill and will cost you more money.

Last but not least is Whittier. Whittier rests between downtown and City Park. This is such an amazing neighborhood because the homes built here range from late 1890’s to early 1900’s. The wood work on the porches and façade are unlike anything you’ll find in other neighborhoods. Not to mention the colors! Purple, green, blue, and yellow; you name it and the color is likely found in Whittier. The homes are cute and quaint with good size yards and this truly is an up and coming neighborhood. For affordability look for a home that needs some updating. If price isn’t an object you’ll find complete remodels but with the original fireplaces, doorways, and floors still intact.

Over the past five years Stapleton has been the area people have wanted to move. I’m seeing more and more people want an updated older home that has character in a neighborhood that is established by time and not just by home many people live there. I see this trend continuing into 2014 and the coming years. What does this mean? Expect the Highlands and South Park Hill to remain big players in the most desirable Denver neighborhoods. Whittier will continue to be sought after but so will Cole and Skyland. Baker will continue to grow and be in high demand as will Platt Park.
