Over the years, you have heard me say that the best time to sell a home in Colorado is from April through July. In fact, if you look at 2013 as an example, there were 54,000 plus homes and condos that were sold in Denver and surrounding suburbs for the entire year. Of the 54K, 47% were sold between April 1 and July 31.
Fast forward to today and let’s just say you had a busy summer. Traveling, kids’ camps, backyard BBQ’s, and day trips all had your time occupied. You wanted to maybe sell your home, but the timing wasn’t right. Did you miss the boat on the selling season? Not entirely!
You see, the second best time to sell a home in Colorado is September 15th through Thanksgiving. I categorize the two times of the year like this. I think April through July is the time when a lot of families are looking to upgrade or move into a new school district. Also, September through Thanksgiving has a lot of people relocating into the area from out of town or just looking to upgrade their homes. Either way, both are good times to sell a home. So if you are still thinking of taking advantage of a seller’s market, your next opportunity is coming up soon.
Traditionally, August is a slow month for real estate sales. You see a lot people trying to sneak in a last minute vacation or trying to get the kids ready for school. In Colorado, schools start the second or third week of August. If I were thinking about selling, I would use the slow month of August to get my house ready to be on the market by September 15th. This process should start with meeting with a Realtor and maybe a stager to discuss how to get the home show ready so it has the WOW factor. The second step is to get contractors in place to get the necessary work done, and the third step is to select a Realtor who has an exceptional marketing plan to represent you.
