Could Marvella in Centennial, CO be your next home? Century Communities started building the quiet little enclave two years ago and now they are close to completion. We (Colorado Dream House Team) have helped many clients in and around the Marvella community and we know it well. Currently, they are getting ready to close out the community which means they have several inventory homes completed and ready for move in. Marvella ranges from $900,000 all the way to $1.4m. The homes average between 2500 sq. ft and 5500 finished sq. ft (if the basement in finished.) Three bedrooms above grade is the norm with an another possible one or two in a finished basement. Lots are very small (meaning around 5,000 sq. ft.) however that seems to appeal to the buyer that is looking in Marvella. The small lots lend itself to more of a lock and leave type property (little maintenance). Yes, there are some families that purchased in Marvella, but the community appeals more to young professionals with no kids or empty nesters coming from a much larger home in nearby Cherry Hills Village. Marvella is located roughly at the corner of Orchard Rd and S Quebec St and while it looks and feels like Greenwood Village it has a Centennial address. Some addresses with an 80111-zip code are actually Centennial and not Greenwood Village. One thing is for sure and that is Marvella is smack dab in the middle of the Denver Tech Center. If your place of work or office is in DTC like mine and so many others than this location is ideal. Moreover, there has not been really any new construction in this area for many years which makes Marvella so appealing and unique.
Century Communities has about seven plans to choose from including to ranch models with main floors masters. The finishes are very nice and very high end we think you will be impressed. Century Communities finished the basements on a few of the homes currently for sale so that’s a bonus. They are also offering some deep discounts if you use their lender for the purchase. There are a total of 33 homes sites and they offer a community pool. The only downside we see with the project is the prices are high as are the taxes (about 1.5% of purchase price), but you are paying for the location and new construction is expensive. We would say there are about a dozen homes left to be sold before the sub division is done.
