The two big questions asked when looking at new construction are where to build and who to build with. In this article we’ll be tackling where to build.
There are some great communities being developed across the Denver Metro area where you can still do new construction. Some communities are brand new and others have been around since the late nineties. There are a lot of factors that go in to choosing where you wish to build: location, city, communities, school district, and price point stand out as the most asked questions.
In Denver you have Stapleton. Stapleton is a great community with their own schools, it’s separated off from surrounding Denver neighborhoods, and you have a wide variety of builders available. Currently the east side of Stapleton, Bluff Lake, is nearing completion. The next project will be to move into the Conservatory which is the next area of Stapleton that’s just north of I-70. This area has a future development for the next five years.
East of Stapleton is the Green Valley Ranch community. This is a massive project that’s been in development since the late nineties and with this seller’s market Green Valley is not only seeing a boom in resale but in new construction. Green Valley Ranch is owned exclusively by Oakwood Homes and they have multiple developments in progress which should keep building going for the next three to five years.
In the Aurora / Centennial area or Unincorporated Arapahoe you have the Copper Leaf community. Copper leaf has just begun construction over the past several years with future developments expecting to go for the next ten years. Richmond American Homes is the exclusive builder for this development with prices ranging from mid two hundreds and up to four and five hundred thousand.
South East of Copper Leaf is The Wheatlands development. This area has a multitude of builders and goes up into Beacon Point around the Aurora Reservoir. Most of the Beacon Point has been developed and same goes for Tallyn’s Reach. However The Wheatlands is the primary new focus for development and Richmond American Homes has the most lots for sale.
There is a brand new luxury home community located in Lone Tree. This is being presented by Century Communities and it’s a one of a kind. For buyers looking for a higher price point, with larger lots, and square footage this might be the best new construction community in the entire Denver Metro Area.
