What’s Your Agent Doing for You?

If someone were to ask you to name three people in any give profession the average person can do that. Real estate agents are no different. Everyone knows someone that sells real estate. Now that the market is beginning to come back, prices are on the rise, and people are looking to sell you’ll being to see more and more people creeping up saying they sell real estate. Not every agent is made equal so here are a few things to look for in a rock star real estate agent.

Is your agent taking you to see properties the same day they come on the market? Are they calling other agents and sharing their buyer needs, your needs, to try to find you a home before it comes on the market? Does your agent have a list of people that might sell that currently are not on the market so you have first opportunity? These are no brainer activities that your agent should be doing for you to find you a home in a market with next to no homes to choose from.

Your agent should know the market and the neighborhood. They should know what the price per square foot is going for in a neighborhood as well as the ballpark prices that are springing up. They need to know if a home is overpriced or underpriced. If it’s a project house can they determine within a reasonable price range what it would sell for fixed up in this market?

Your agent has a fiduciary responsibility to you. They agreed to work with you to find your dream home. This means they should be on the phone with you and for you. They should keep you in the loop, return calls, texts, and emails. They should be calling agents before you see a property to see if it’s still available, any offers on the table, amount of showings, and the motivation of the sellers. Your agent needs to be getting offers turned in on time, counters on time, inspections, sewer scopes, and appraisals on time. They can’t miss a deadline because a missed deadline can kill a deal in this market.

Your agent needs to be working with you. Selling real estate is a job and all jobs require time blocking. Agents are working with multiple clients all day long all week long. Toss on appointments, lead generation, paperwork, and actually having a life it can be hard to coordinate a time to actually see homes with your agent. Make sure they are working with you. Make sure they are blocking time off for you. Make sure they aren’t rushing you off to get to their next appointment. Make sure they are taking the time they owe you to find the house you want.

Everyone knows a real estate agent in fact you probably know at least three. As this market continues to turn and prices continue to rise more and more people will begin to sell real estate. Twenty percent of the agents do eighty percent of the work. Not everyone is a rock star agent. It takes a lot to stay on point with every client.
