So much has been written about the lack of inventory this year that the buyers must be asking themselves “what is available to buy?” The answer is… LAND. Let’s face it, if you can’t find what you want to buy with existing inventory, there is only one option left and that’s to build the home you want.
Many Realtors have been sitting on vacant land for sale for some time. I predict that this is about to change come spring and summer. I spoke with several of my colleagues who reported a high number of showings on their vacant land. They had showings in January when it was commonly thought that no one trekked through the snow to walk on vacant land. Our team, the Colorado Dream House Team, has experienced the same brisk activity on our land listings as others have reported.
In November of this past year, we had seven three – and four-acre lots for sale in Franktown. They were all banked-owned and priced to sell. We got the word out and sold all seven in 30-45 days. It was amazing to see how fast people were scooping them up. Watch this spring and summer and you will see people looking to gobble up lots close into town. Once those lots are gone, they’ll start to move out to the suburbs.
We have an amazing piece of land listed in Castle Rock that is 70 acres with amazing views of the whole Front Range. There has been little activity over the last two years, but all of the sudden people are calling about it.
