I know the calendar says it’s the beginning of March and we still have plenty of winters to endure, but the real estate calendar says that the selling season is about to begin. The best time to sell a home in Colorado for the highest price in the shortest amount of time is in the next three or four months. Here are some of the data and information we have gleaned over the last four to five years. This information comes from studying the Metrolist data every year at year’s end.
- The selling season has had a trend over the last four years of starting earlier and earlier. It used to start in late April, and now several years later it’s starting in the middle to late March. That means if you think you are going to sell, you need to get your home on the market in the next few weeks.
- The selling season is shorter and shorter each year. Several years ago, homes sold at a quick pace all throughout the summer. Now the data shows that home sales begin to slow in early July. There are several reasons for this which I will go deeper into at another time. When you look at MLS data, you’ll see that about 60,000 homes are sold each year for the last three years. More importantly, almost half of those 60,000 homes are sold between the second week of March and the first week of July. That’s how important those three months are when selling a home in Colorado. Once more if you look at the month of the year that has the highest closed units, you’ll see every year that it’s June. That means that people put their homes on the market in March and April to close in June.
- If you are thinking about selling your home then now is the time to start the following: 1) Meet with a Realtor and discuss the details like timing, price, marketing, showings and the contract process. 2) Talk with your Realtor about what you need to do to get the home in shape and ready to sell. 3) Hire contractors or do it yourself to get your home show ready. 4) Start the marketing and get the home on the market.
Remember when interviewing a Realtor to consider the following: Do they have a good reputation and track record of selling homes in your area? How many homes have they sold in the last three years? Finally, we like to tell our clients to hire the agent that had the best marketing plan. Why is the marketing so important? It’s one of the few things that a Realtor controls. Remember, you as the seller controls the price and how the home shows. The only factor the Realtor controls is the marketing. Our job is to bring as many buyers to the table as quickly as possible to get you the highest offer in the shortest amount of time. That can only be done with great marketing, and that’s why we say, “hire the agent with the best marketing” and then hold them to deliver on it.
