Denver Duplexes

I love the Denver lifestyle! I love that I’m only walking distance from parks, restaurants, bars, bike trails, the light rail, the state capital and so much more. I also love Denver because the homes and the neighborhoods are unlike anywhere else in the world.  When buying a home in Denver,  buyers always have to make one tough choice: Do I purchase a duplex or a detached single family home?

In Denver you’re bound to see a mixture of duplexes and detached single family homes. You could have Tudors, Colonials, and Contemporary homes all across a single block, but you’ll also find ranch and two-story duplexes separating each of those homes down that very same block. For most people, its quite hard to notice, but next time you’re driving a neighborhood, start to see how many duplexes actually exist; there’s a lot.

Many of my buyers gawk at the prices of duplexes in Denver. An average Duplex with moderate to very nice finishes starts at or around $350,000. Most duplexes have t a small back yard, but little to no front yard, stainless steel appliances, slab granite, contemporary light fixtures, and hardwood floors. If it’s a two story you’ll probably see one bedroom on the main level with the master on the second and if it’s a ranch you can expect the second bedroom to be significantly smaller than the master, measuring at 1,100 to 1,500 sq. ft..

Denver duplexes can go as high as 2.6 million or so depending upon the square footage and the overall finishes. Million dollar duplexes will often have a gated front entrance for privacy. Millwork and stonework are common in these types of home and add great character to the exterior of the home. Ceilings will be over ten feet high so space feels larger than normal. Flooring is still usually hardwood but marble is also common. Kitchens are fully decked out with double ovens, gas stoves with upgraded ranges, high end stainless steel appliances, and wine coolers. Chandeliers are prevalent throughout the entire home. Square footage is between 3,500 and 8,500.

There’s an obvious gap in price from $350,000 and a million dollar home. When you get between $500,000 and $800,000, you’re getting the perks of a luxury duplex finish but with less square footage. If you get a chance to view a luxury duplex, you will see that it actually feel like a very large luxurious home versus an attached home. If you go over $500,000, expect the square footage to be between 2,500 and 4,000. The amenities will be very similar to the million dollar duplexes.

Personally, I  love the look and style of the Denver duplexes because the style ranges dramatically. You’ll find Bungalows, Craftsman, Denver Squares, Colonial, and Georgian homes all throughout Denver that are attached single family duplexes.
