Shea Homes has unveiled one of their final projects in Highlands Ranch. For over 30 years Shea Homes has developed 25,000 acres of what is now Highlands Ranch. One of the most successful planned developments in the country, but now they are running out of dirt. The last parcel to be developed is a spot on Lucent Blvd and Plaza Dr. that they are calling Central Park. In this final acreage, there will be a UC Health Hospital, a future apartment complex, plenty of shopping/retail, pocket parks, and their latest town home development called Crescendo.

Crescendo is a 200 unit planned development of attached townhomes that will start at $395,000 and go up to about $450,000 for base price. This is a really good price point for Highlands Ranch given that it’s been next to impossible to buying a single family home in HR for less than 400K. The units will be between 2100 and 2400 sq.ft, three and four bedrooms, 2.5 to 3.5 baths. The more expensive units will end units (they are building them in a cluster of three or five) and will have a three car tandem garage. They all come very well equipped with higher end finishes. There is trend in the industry to offer more upgrades in the base price and less upgrade options. So in this case Shea is only offering three upgrade packages. The first level is what is included as is for the base price and there is a mid-level upgrade of a few choices and higher grade package. To be honest most people may not pick any of the upgrade packages at all because things like quartz counter tops in the kitchen and bathrooms is standard and 42” kitchen cabinets all come in the base price.

We think this new community appeals particularly to first time home buyers as well as empty nesters looking for a lock and leave type property. There are no yards and exterior maintenance is handled by the HOA so this might be perfect for someone looking to down size. There is already a waiting list for Shea to release the first phase of lots. In order to get on the waiting list you need to put down a deposit of $1,000 dollars (this is refundable at any time whether you buy or not). Once you put down your deposit you will get your priority number. Then Shea Homes will do a lot release to the priority list once a month (usually mid-month). You need to show up to the Shea Homes models on the day of the lot release (usually Saturday mornings at 9:30) and see if your priority number gets called. If it does you can select one of the and models being released or you can pass and wait for the next month for a more desirable area. They are only releasing nine lots at a time.

Build time is approximately 6-8 months, earnest money is $7000 and HOA dues will be $164 a month. That will include common ground maintenance, snow removal, trash, and recycling. This will also give you access to our four of the Highlands Ranch rec centers that include indoor/outdoor pools, tennis courts, fitness facilities and a whole lot more.

If you decide to check it out we definitely recommend you bring a Realtor. There are a lot of decisions to be made regarding which lot to buy and which plan to pick. Also decide which layout, finishes, elevation, orientation, and upgrades you want. I did not even mention trying understanding the builder contract with all of the nuisances. Then there are incentive packages and lending packages. I could go on and on and on. Listen, it costs you nothing to use a Realtor to help you buy a home. In fact, the builders have already built in a commission for each Realtor on each and every sale. If you choose not to use a Realtor and just go through the salesperson, then the builder keeps the commission money and makes even more on the sale of the house. If you think you can get a little money off the price of the house by not using a Realtor, you are dead wrong. The builders are not discounting these homes for anyone.
